Commercial Doors We Install and Service

Most commercial work in the Valley comes down to a handful of door types, and they fail in different ways. Sectional steel doors are the workhorse on warehouses and distribution centers. Full-view aluminum doors show up on service bays, dealerships, breweries and retail frontage where people want light and visibility. We install both, working from C.H.I., 1st United Door and AlumaDoor, and we service them regardless of who put them in.

The buildings we work in most are warehouses, distribution centers, storage facilities, firehouses and retail spaces. Each one has a different tolerance for downtime. A storage facility can live with a door out of service for a day. A distribution center with one dock door down is losing money by the hour, and a firehouse with a bay door stuck cannot do its job at all. We ask about that up front, because it changes whether the right answer is a temporary fix today and a proper repair scheduled, or the full repair right now.

Commercial Repairs We Run Most

Commercial doors are the same physics as residential doors with a lot more weight and a lot more cycles, so the failures are the same list with higher stakes.

Springs. A commercial door cycling dozens of times a day burns through spring life fast. When one breaks, the door becomes dead weight and the opener cannot lift it. Do not keep running the operator against it.

Off-track doors. Usually a forklift, a truck or a delivery driver caught the door. The door binds, the rollers pop the track, and if somebody keeps hitting the button the panels bend.

Cables. Frayed or snapped cables let one side of the door drop. This is the failure most likely to hurt somebody, and it is visible well before it lets go if anyone is looking.

Panels and crashed doors. Impact damage is routine in a busy dock environment. Sometimes a single panel replacement puts it right, sometimes the section is bent enough that replacing it is the honest answer. We will tell you which.

Track and rollers. Worn rollers and spread track make a door loud, slow and hard on the operator. It is also the cheapest thing on this list to correct before it damages something expensive.

We run emergency commercial repairs, and when a door is stuck open the building is unsecured, so we treat that as urgent rather than as a next-available appointment.

Commercial Openers and Operators

Commercial door operators are a different animal from a residential opener. Most of what we work on is jackshaft operators mounted beside the door rather than a rail across the ceiling, because commercial buildings need the headroom and the doors are too heavy for a standard drive.

We repair and replace jackshaft operators, install chain hoists where a building needs manual backup or where an operator is not practical, and handle full commercial opener installation on new and existing doors. We also service the control side: wall stations, safety edges, photo eyes and the wiring between them, which is where a surprising share of no-run calls actually live.

An operator that is straining, humming, tripping a breaker or running hot is almost always fighting a door problem rather than failing on its own. We check the door balance before we quote an operator, because replacing a motor that was only ever a symptom is an expensive way to not fix anything. Warehouse and Loading Dock Doors

We service the doors on warehouses and loading docks: dock door springs, crashed and impacted doors, track and roller work, operator repair and general warehouse door service. These take the most abuse of anything we touch, and they are usually the doors a business can least afford to have down.

To be clear about scope, we work on the doors themselves. We do not currently service dock equipment such as levelers, seals, bumpers or restraints. If that is what you need, you want a dock equipment specialist, and we would rather say so than send a truck for a job we are not the right company for.

Gates, HOA Properties and Community Entrances

We are licensed for commercial gate work, which means a property manager can hand us the doors and the gates instead of coordinating two vendors. That covers gate opener and operator repair at business parks, storage yards, apartment communities and HOA entrances, along with the safety devices, access control and hardware the gate rides on.

HOA and community entrances are their own kind of problem, because a stuck gate is not one unhappy customer, it is every resident at once and a board that needs an answer. We are set up to work with property managers and boards directly, including documenting what we found and what it will take so it can go in front of a board without you having to translate it. We do not fabricate or build gates. We work on what makes them move.

Keeping Commercial Doors Out of the Repair Cycle

The pattern we see on almost every emergency commercial call is the same: the door had been telling somebody for months. Louder every week, slower to start, a little out of level. Nobody owns the door in most buildings, so it gets attention on the day it stops.

Scheduled service is dramatically cheaper than emergency service, and on a commercial door the gap is bigger than most people expect, because the real cost is not the repair, it is the hours the building cannot use the opening. If you have more than one door or more than one property, our commercial maintenance programs are scoped by door count and usage rather than sold as a flat plan.

If you are a single owner-operator with one door on a shop, that program may be more than you need and we will say so. For a single residential-style door, the Grunt Guard plan or a one-off tune-up is usually the better fit.

Yes. A commercial door stuck open leaves the building unsecured and a door stuck shut can stop the operation entirely, so we treat both as urgent rather than as a next-available appointment. Tell us when you call which of the two it is, because it changes how we dispatch.

Often it can be repaired. If the impact popped the door off track and bent one section, a panel replacement and track work usually puts it right. If several sections are deformed or the track and jamb took the hit, replacement can be the cheaper answer once you count the repeat visits. We will show you what we are looking at and give you both numbers rather than deciding for you.
