What a Garage Door Tune-Up Actually Includes

A real tune-up is not somebody spraying WD-40 on a hinge and writing an invoice. Here is what our technicians go through on a residential maintenance visit.

  • Spring tension and balance. We disconnect the opener and lift the door by hand. A balanced door stays put at waist height. If it drops or climbs, the springs are out of adjustment and every other part of the system is paying for it.
  • Cable and drum inspection. We check both lift cables for fraying at the bottom bracket and confirm the cables are seated evenly on the drums. Uneven winding is what pulls a door crooked and off its rail.
  • Rollers, hinges and bearings. Every roller gets spun and checked for cracked nylon, seized bearings, or a bent stem.
  • Track alignment and fasteners. We check the rails for plumb and spacing and re-tighten the lag bolts and brackets that vibrate loose over the years. Anything bent gets flagged for track repair.
  • Opener performance and safety reverse. We test the force settings, run the photo eyes, and place an obstruction under the door to confirm it reverses. This is the test that protects kids, pets and cars, and it is the one homeowners never run.
  • Lubrication. Proper garage door lubricant on springs, hinges, rollers and bearing plates. Not grease, which collects the dust that grinds the parts down.
  • Weather seal and hardware. Bottom seal, stop molding, strut and panel hardware, and the emergency release cord.

You get told what is fine, what is worn, and what is going to fail. In that order, with no pressure attached to the last one.

New LiftMaster Chain-Drive Opener in Buckeye

A Buckeye homeowner needed a new garage door opener, so we installed a LiftMaster 2220L chain-drive unit on their 7-foot door. Our tech mounted the rail and motor, set the open and close limits, and made sure the door ran smoothly from top to bottom before handing over the remotes. Chain drives like the 2220L are a durable, budget-friendly choice for Arizona garages that see heavy daily use.

Two-Door Spring Service in Buckeye

This Buckeye home has two garage doors, and one had a broken spring. Our tech took the torsion system apart and found the 2021 hardware on the large door still in good shape, so it got a full lubrication and a limit reset instead of parts it didn't need. The smaller door would not stay balanced anywhere in its travel, a sign its springs were no longer carrying the door's weight, so we replaced them with 5-year springs. Both doors now balance and run properly.

Spring and Roller Replacement in Cave Creek

At this Cave Creek home we replaced the door's springs with 5-year springs and installed new rollers. After the swap, our tech checked the balance with a scale under the door (pictured). A properly sprung door should weigh close to nothing on the scale, which means the springs are doing the lifting instead of the opener. The door is now balanced and running properly.

Reinforcement Strut Repair in Cave Creek

This Cave Creek door needed new reinforcement struts, the horizontal steel braces that keep the panels from bowing as the door rolls up into the ceiling. Our tech picked up the correct struts at our shop and came back to install them. Struts matter most on wide double doors, where a bent or missing strut lets panels flex and crack over time.

A day after our opener was installed, we had issues with the sensors. We contacted Garage Door Grunts and with no questions asked said they would send Koby back over. He did a reset and got things back in working order. I am incredibly impressed with this company. They stand beyond the work they do and that goes a long way with me. Such a rarity these days.

They responded quickly to my broken 22-yo garage door opener, and we reviewed everything thoroughly before any work was started. There were NO surprises. Jack worked hard in the AZ heat, and my garage was clean when he left. Also, the warranty was clearly explained and the details are included on the invoice. I definitely recommend Garage Door Grunts.

Warning signs

What a Maintenance Visit Catches Before It Breaks

Springs with visible gaps in the coils

Torsion spring coils should sit tight against each other. A visible gap means the spring has already started to fail. Caught during maintenance it is a scheduled replacement; left alone it is a door on the garage floor with your car underneath it.

Frayed lift cables

Cables fray a strand at a time, almost always at the bottom bracket where they take the most load. A technician spots it in seconds. A homeowner usually finds out when it snaps and the door drops on one side.

Cracked or seized rollers

Phoenix heat makes nylon brittle and drives the lubricant out of steel bearings. A roller that no longer spins drags along the rail and grinds a groove into it, which is how most off-track calls actually start.

Loose track brackets and lag bolts

Years of vibration back the lag bolts out of the framing. The rail drifts, the door starts rubbing, and the rubbing accelerates every other kind of wear. Tightening them takes minutes.

A safety reverse that no longer works

We place an obstruction under the door and confirm it reverses. If the force settings have drifted or the photo eyes are misaligned, the door will close on whatever is under it. This is the check that matters most and the one almost nobody runs at home.

A door that has fallen out of balance

With the opener disconnected, a balanced door holds its position at waist height. If it drops or rises, the springs are out of adjustment and the opener has been straining against that imbalance on every cycle, which is what burns openers out early.

What to know

How Often Should a Garage Door Be Serviced in Arizona?

The standard advice is once a year. In the Valley we tell people twice a year, and it is not an upsell.

An attached Phoenix garage regularly runs past 120 degrees in July. That heat drives the lubricant out of bearings and makes nylon rollers brittle, so parts rated for a decade elsewhere give you six or seven years here. Then there is the dust. Fine desert grit gets into every bearing and every track channel and acts like sandpaper on moving steel. Monsoon season blows more of it in, and the sprinkler overspray that hits the bottom of your tracks every morning starts rust at the floor line.

Volume matters too. The average family cycles the garage door three to five times a day, which is well over a thousand cycles a year. On most homes it is the largest moving object in the house and the one nobody inspects.

Our rule of thumb: service in spring before the heat arrives, and again in fall after monsoon season has finished throwing debris at it. If you only do one, make it the spring visit.

Garage Door Maintenance in Peoria, Phoenix and Across the Valley

We run maintenance calls throughout Maricopa County, and our technicians live spread across the metro rather than dispatching from a single warehouse. That means a tune-up in Peoria is not a two-hour window built around cross-town traffic, and neither is one in Phoenix, Glendale, Scottsdale, Surprise, Sun City, Tempe, Mesa, Chandler or Gilbert.

Our shop is in North Phoenix and every truck runs fully stocked, which matters more on maintenance calls than people expect. If the tune-up turns up a cracked roller or a frayed cable, the part is already on the truck and it gets handled during the same visit rather than becoming a second appointment next week.

Older neighborhoods in Sun City, Peoria and North Phoenix have a lot of original hardware still in service, and those doors benefit the most from a look. If your opener is also showing its age, we cover opener repair and opener installation as well.

Garage Door Maintenance and Tune-Ups: What Phoenix Homeowners Ask

Signs Your Garage Door Is Overdue for a Tune-Up

You do not need a technician to spot most of these. Stand in the garage with the door closed and the lights on, then run it once and watch.

It has gotten loud. Grinding, popping, or a scraping sound that was not there last year means metal is contacting metal somewhere it should not.

It moves unevenly or jerks. A door that hesitates partway or shudders is fighting worn rollers, a dry track, or a balance problem.

It sits crooked. One side higher than the other at rest is a cable or drum issue, and it is the failure most likely to end with a door on the floor.

It reverses for no reason, or will not reverse at all. Either is a safety system telling you something. The second one is the dangerous one.

The springs show gaps. Look at the torsion spring above the door. Coils should be tight against each other. Visible gaps mean a break has already started, and that door needs spring replacement before it fully lets go.

It has been more than two years. If you cannot remember the last time anyone looked at it, that is the answer.

What Garage Door Maintenance Costs in Phoenix

A one-time tune-up is priced as a single service visit, and it is the least expensive thing we do. What it saves is the part of the math worth paying attention to.

A tune-up catches a worn roller for the cost of a roller. Left alone, that roller seizes, gouges the track, and pulls the door off the rail, and now you are paying for rollers, a track section, and possibly a panel and a cable, plus an after-hours emergency rate because these things never fail on a Tuesday morning. The same holds for springs: a technician who sees the gaps schedules the replacement on your calendar, while an unattended spring picks its own moment, usually with your car inside and the door down.

If you would rather not track any of this, the Grunt Guard plan bundles scheduled maintenance visits with priority dispatch for a flat monthly rate. It exists because the customers who call us for emergencies are almost never the customers on a maintenance schedule.

Either way you get a written summary of the condition of every component, so if something does need replacing you are deciding with real information instead of a phone quote.

Your Local Garage Door Company

A garage door is the largest moving object in most homes and the one nobody inspects until it stops. Garage Door Grunts has spent over a decade servicing residential doors across Phoenix, and the pattern does not change: the doors that get looked at twice a year almost never become emergency calls. Our technicians go through the whole system, tell you the condition of every component, and carry the parts to handle anything worn during the same visit.

Why Phoenix Homeowners Put Us on Their Maintenance Schedule

When a garage door drum fails, you need more than a quick fix — you need experts who understand how every part of your system works together. At Garage Door Grunts, we bring over a decade of hands-on experience serving homeowners across Phoenix, Arizona, replacing worn, cracked, and damaged drums with precision and care.

We’re known for honest service, quick response times, and repairs that last. When a faulty drum causes your garage door to shake, jam, or stop working entirely, trust the Grunts to arrive fast, restore balance, and get your door running smoothly again — bringing safety and reliability back to your home.

Upfront pricing

A Tune-Up Costs Less Than the Spring It Would Have Prevented

Almost every emergency call we run was preventable. A spring that snaps at 6am was showing gaps in the coils for months. A door that jumps the track had a cracked roller you could have spotted from the driveway. An opener that finally quit had been straining against an unbalanced door since last summer. None of it happened suddenly. It just happened unattended.

Garage Door Grunts provides garage door maintenance and full tune-ups across Phoenix, Peoria, Glendale, Scottsdale and the rest of Maricopa County. A tune-up is about an hour of a technician going through the entire system, part by part, adjusting what has drifted and flagging what is close to end of life while it is still a scheduled repair instead of a Saturday night emergency.

If you would rather it just be handled on a schedule, our Grunt Guard maintenance plan covers it for a flat monthly rate with priority scheduling.

Questions

Frequently Asked Questions About Garage Door Maintenance

How often should I have my garage door serviced?

Once a year is the national standard. In Phoenix we recommend twice: once in spring before garage temperatures climb past 120 degrees, and once in fall after monsoon season has blown dust and debris through the tracks. Heat and grit are hard on rollers, bearings and lubricant here, so parts wear on a faster clock than the manufacturer assumed.

What is included in a garage door tune-up?

Spring tension and door balance, cable and drum inspection, every roller and hinge, track alignment and fastener tightening, opener force settings, photo eye and safety reverse testing, proper lubrication of all moving parts, and the weather seal and bottom hardware. You get told the condition of each of those, including the parts that are fine.

How much does garage door maintenance cost in Phoenix?

A one-time tune-up is priced as a single service visit and is the least expensive service we offer. If you would rather have it handled on a schedule, the Grunt Guard plan covers scheduled maintenance and priority dispatch for a flat monthly rate. The comparison worth making is against what it prevents, since an unattended roller that takes a track and a panel with it costs many times a tune-up.

Can I do garage door maintenance myself?

Some of it, yes. Visual inspection, keeping the tracks clear, testing the safety reverse with an obstruction, and lubricating hinges and rollers with a proper garage door lubricant are all reasonable homeowner tasks. Do not adjust torsion springs, do not touch the cables, and do not loosen the bottom brackets. Those are under tension even when the door is closed and are the parts that seriously injure people every year.

Do you offer garage door maintenance in Peoria and the West Valley?

Yes. Our technicians live across Maricopa County rather than working out of one central shop, so Peoria, Glendale, Surprise, Sun City and the rest of the West Valley get the same scheduling and the same fully stocked truck as Phoenix proper.

Will a tune-up turn into a sales pitch?

No. You get a written summary of every component and its condition, and anything worn is flagged with how urgent it actually is. Plenty of our maintenance visits end with nothing needing replacement, and we would rather tell you that than manufacture a repair. The parts we do flag are on the truck, so if you want them handled during the visit we can.

My door still works fine. Is maintenance worth it?

A door that works fine is exactly the right time. Nearly every emergency we run had visible warning signs weeks or months earlier: gaps in the spring coils, a frayed cable strand, a cracked roller. Maintenance is cheap because the door is still working. Once it stops, you are paying emergency rates for parts that a scheduled visit would have caught.
