Stetson Hills is a single-era community, and that concentrates the failures.
Springs are rated in cycles, openers last fifteen to twenty years, and rollers wear on a similar schedule. When a whole community is built inside one window, those clocks run down together. It is why we often replace several components on one visit: not upselling, just the build calendar catching up.
A large share of Stetson Hills homes are two-storey with a bedroom directly above the garage. A chain drive that was merely noticeable at year ten is genuinely disruptive at year twenty. A belt drive removes the metal-on-metal noise almost entirely and is not an expensive change.
Doors on exposed north-valley elevations take strong sun and real gusts. The sun cycles the panel every day, loosening hardware and drifting the safety sensors; the wind flexes the door and gradually pulls tracks out of plumb. Correctly torqued hardware and a strut on the top section both help.
