We replace both springs (they wear out together), balance the door and test it before we leave.
It’s often a broken spring. It can also be a disconnected trolley or a stripped gear inside the opener. We find which one before quoting.
We re-hang the door, replace the cable or rollers, square it up and test it.

Garage Door Grunts has served the Valley since 2019 from our shop in Deer Valley, and we run Scottsdale and the northeast Valley most weeks. We cover Scottsdale from Old Town and the Arts District (85251) and McCormick Ranch (85258) up through Grayhawk, DC Ranch and Silverleaf (85255) to Troon and Pinnacle Peak (85262, 85266).
Scottsdale doors are bigger and heavier than most. Estate homes run wide, tall doors, and full-view aluminum-and-glass doors are everywhere, so springs have to be sized to the actual door and openers need the power to carry it. Spring replacement is still our most common call here, and most spring, cable and opener repairs finish on the first visit. Our $49.95 tune-up catches the tired spring while it is still just a part.
Planning a new door? Most Scottsdale communities have an architectural review committee. We help you match an approved design, provide the product details for the submittal, and give you a free estimate in your garage. You can try styles on your own house first with our door builder. Nearby, we also serve Paradise Valley, Fountain Hills and Cave Creek.
Every neighborhood in Scottsdale, from Old Town to Troon North. Pick yours to see it on the map.

Scottsdale doors do not fail the way a tract-home door fails, and it changes what we bring on the truck.
Estate homes here run wide and tall. Sixteen by eight is routine, and plenty are extra-tall to clear a lifted truck. A wider, taller door is a heavier door, and heavier doors put more load on the same spring rating. Heavier door, same cycle rating, shorter life: that is the single biggest reason a ten-year-old Scottsdale door needs springs before a twenty-year-old door elsewhere. They also need stronger openers. A unit that is fine on a standard double door will strip a gear on an oversized one.
The desert-contemporary look is everywhere here, and full-view aluminum-and-glass doors are one of our most requested installs. They are also the heaviest residential doors we work on, and they are unforgiving. A bent track or a tired spring shows up as binding and glass stress long before it shows up as a failure. They need correct spring sizing, not a close-enough substitute. If someone previously fitted a standard spring to a full-view door, we will find it, and it is usually why it keeps breaking.
The north-end foothill lots catch blown grit off open desert, and it works like grinding paste in roller bearings and on photo-eye lenses. A west-facing garage takes direct afternoon sun on the panel with nothing breaking it up: steel expands, springs fatigue faster and seals go brittle. None of it is avoidable, which is why a door that gets looked at once a year tends not to be the one stranding somebody in August. Nylon rollers rated to 100,000 cycles are worth the small upgrade over stock plastic out here.
North Scottsdale is guard-gated custom communities on desert lots, and the doors are specified accordingly. Three- and four-car garages with extra-wide and extra-tall openings are standard up here. These doors weigh far more than a builder-grade steel pan, need the spring rating calculated to the actual door, and usually want struts across the top section. An under-sprung custom door strains the opener, drifts when stopped, and destroys its own hardware early.
Garage door replacement is a bigger part of our north Scottsdale work than anywhere else we operate, and there is a reason. On a fifteen-to-twenty-year-old custom wood or clad door, the panels themselves start to fail: delamination, split stiles, warped sections that no amount of new hardware will straighten. When that point arrives we will show you the panel rather than just tell you, and on a multi-bay elevation we will be straight about whether a single door can still be matched.
Open desert lots on the north end mean blown grit in every moving part and packrats in the low-voltage wiring. Chewed sensor and wall-button runs present as an opener fault rather than an animal problem, and it is a call we make regularly from Troon out to Desert Mountain.
We cover the north Scottsdale communities (85255, 85259, 85262 and 85266): DC Ranch and Silverleaf along Thompson Peak, Grayhawk and McDowell Mountain Ranch, Troon and Troon North, Desert Mountain, Winfield, Whisper Rock and Estancia, and the Pinnacle Peak and Dynamite corridors. Neighbouring coverage includes Carefree, Cave Creek and Fountain Hills.

A service call in Scottsdale is $49.95, and it includes a full tune-up and safety inspection on up to two doors. We don't play bait-and-switch games: no "free" service call that turns into a bill when you say no, and no trip charge tacked on afterward. The fee is the fee, and it's waived when you approve any repair. Anything that needs fixing is quoted in writing before we touch it.
Most Scottsdale calls are same-day if you reach us during technician hours, 8 a.m. to 6 p.m. We run Scottsdale and the northeast Valley most weeks, so there is usually a truck within reach. If you call after hours we will tell you honestly whether it can wait until morning.
A standard torsion spring is rated around 10,000 cycles, roughly seven years of average use. Scottsdale shortens that three ways: oversized estate doors are heavier than the spring rating assumes, west-facing garages take full afternoon sun with little shade, and blown dust off open desert gets into the bearings. All three shorten spring life.
Both. The second spring is the same age with the same cycle count as the one that broke and is usually only weeks behind it. Replacing one means paying a second trip charge shortly after. Double spring replacement starts at $395 installed with a two-year workmanship guarantee.
We do this all the time. Many North Scottsdale communities — Grayhawk, DC Ranch, McDowell Mountain Ranch, Troon, and others — have architectural review committees with specific rules on door style, color, and window layout. We help you match an approved design and finish, and when a single panel needs swapping we source one that matches your existing door so it stays within the community’s guidelines. If your association requires elevation drawings or finish samples, we can provide the product details you’ll need for the submittal.
Yes — the desert-contemporary look is everywhere in Scottsdale, and full-view aluminum-and-glass doors are one of our most requested installs, especially in Silverleaf, DC Ranch, and the newer Grayhawk homes. We install frosted, tinted, and clear glass, wood-look composite, and flush modern steel. On these higher-end doors we take extra care with tracking, spacing, and opener balance so a heavy glass door runs smoothly and quietly for years.
Absolutely. Oversized and extra-tall doors are standard on Scottsdale estate homes, and they use heavier springs and stronger openers than a builder-grade single door. We stock high-cycle torsion springs and higher-horsepower openers rated for that weight, so we can repair or replace a wide double door or a tall RV-height door without shortcuts. Getting the spring size right on these doors is what keeps them from wearing out early.
Yes. Plenty of Scottsdale properties have a casita or a detached garage with its own door and opener, and we service those exactly like the main door. Whether it’s a guest-house bay in McCormick Ranch or a separate workshop garage on a larger North Scottsdale lot, we can tune, repair, or replace the door and get both openers on the same reliable footing.
When the panels themselves have failed rather than the hardware. Delaminated wood, split stiles, warped or bowed sections and rusted-through bottom panels cannot be corrected with new springs and rollers. If the door structure is sound, we repair it — that is the cheaper and better answer and we will say so.
Sometimes, and we will be honest when we cannot. Custom door lines change and finishes weather. On a front elevation a near-match is very visible, so we would rather tell you upfront than hand you a surprise at install.
Common on desert lots. Packrats go for the low-voltage runs and it shows first as an intermittent sensor or wall-button fault. We repair the damaged run and sleeve or reroute it where that helps.
All of them, from Old Town (85251) and McCormick Ranch (85258) to Grayhawk, DC Ranch and Silverleaf (85255), Troon (85262, 85266) and the 85254, 85257, 85259 and 85260 neighborhoods.
