You get told what is fine, what is worn, and what is going to fail. In that order, with no pressure attached to the last one.
The standard advice is once a year. In the Valley we tell people twice a year, and it is not an upsell.
An attached Phoenix garage regularly runs past 120 degrees in July. That heat drives the lubricant out of bearings and makes nylon rollers brittle, so parts rated for a decade elsewhere give you six or seven years here. Then there is the dust. Fine desert grit gets into every bearing and every track channel and acts like sandpaper on moving steel. Monsoon season blows more of it in, and the sprinkler overspray that hits the bottom of your tracks every morning starts rust at the floor line.
Volume matters too. The average family cycles the garage door three to five times a day, which is well over a thousand cycles a year. On most homes it is the largest moving object in the house and the one nobody inspects.
Our rule of thumb: service in spring before the heat arrives, and again in fall after monsoon season has finished throwing debris at it. If you only do one, make it the spring visit.
You do not need a technician to spot most of these. Stand in the garage with the door closed and the lights on, then run it once and watch.
It has gotten loud. Grinding, popping, or a scraping sound that was not there last year means metal is contacting metal somewhere it should not.
It moves unevenly or jerks. A door that hesitates partway or shudders is fighting worn rollers, a dry track, or a balance problem.
It sits crooked. One side higher than the other at rest is a cable or drum issue, and it is the failure most likely to end with a door on the floor.
It reverses for no reason, or will not reverse at all. Either is a safety system telling you something. The second one is the dangerous one.
The springs show gaps. Look at the torsion spring above the door. Coils should be tight against each other. Visible gaps mean a break has already started, and that door needs spring replacement before it fully lets go.
It has been more than two years. If you cannot remember the last time anyone looked at it, that is the answer.
A one-time tune-up is priced as a single service visit, and it is the least expensive thing we do. What it saves is the part of the math worth paying attention to.
A tune-up catches a worn roller for the cost of a roller. Left alone, that roller seizes, gouges the track, and pulls the door off the rail, and now you are paying for rollers, a track section, and possibly a panel and a cable, plus an after-hours emergency rate because these things never fail on a Tuesday morning. The same holds for springs: a technician who sees the gaps schedules the replacement on your calendar, while an unattended spring picks its own moment, usually with your car inside and the door down.

Some of it, yes. Visual inspection, keeping the tracks clear, testing the safety reverse with an obstruction, and lubricating hinges and rollers with a proper garage door lubricant are all reasonable homeowner tasks. Do not adjust torsion springs, do not touch the cables, and do not loosen the bottom brackets. Those are under tension even when the door is closed and are the parts that seriously injure people every year.
